The Developers of Belle Isle believe that desirable communities are built upon an intangible sense of belonging and pride of its residents. Successful communities are ones that showcase the coherent foundations of human existence and social values. The sense of place envisioned within Belle Isle will be achieved by combining elements of authenticity and distilling principles of timeless architectural design and character that will result in a unique experience particular to Belle Isle.
The Developers, in conjunction with the architectural firm of Looney Ricks Kiss, and the landscape architectural firm of Lose and Associates, have thoughtfully developed design guidelines to depict appropriate styles and materials that will be evaluated during the plan review and approval process for each home and home site within Belle Isle to assure and maintain consistent quality and attention to detail.
The architectural guidelines allow for the design and construction of three distinct housing styles:
Southern Classical
The Classical style owes its origination to the study of Roman and Greek symmetry, proportion and composition. Typical elements of this style include:
- Simple massing with well-proportioned volumes and medium pitched roofs parallel with the street.
- Well-detailed classical eaves and cornices.
- An orderly relationship among window, door, porches, and roof forms.
- One or two story porches, often with front facing gables.
European Country
This architectural style is influenced by English Tudor and French Country styles, characterized by an informal, sometimes asymmetrical grouping of basic rectangular forms. Typical elements of the European Country style include:
- Steeply pitched roofs on simple basic forms, with a second lower pitch at the eave.
- Vertical proportioned windows, typical casement with a transom.
- Terraced approach to house with portico entry.
- Informal façade composition.
Craftsman
The Arts and Crafts and Craftsman styles are rooted in the movements of the same name, which influenced much of the architecture popular in the early part of the 20th century. Typical elements of the Craftsman style include:
- Broad, low-sloped roofs are standard.
- Roof pitches generally will not exceed 8 in 12 for cross gables and 7 in 12 for main gables.
- Generous porches are the hallmark of this style with roofs supported by oversized tapered square columns.
- Columns or column pedestals extend to the ground.
Belle Isle will be composed of a collection of distinct residential neighborhoods, totaling approximately 252 home sites that share a diverse collection of living experiences focused upon a premier golf club. Offering three lot sizes the collective tastes of a broad range of discerning homeowners will enjoy the benefits of this well plan and executed community.
Villa Lots
Average lot sizes equal 8,000 square feet and are available in phases 1, 3 and 4 and total approximately 60 available lots.
Manor Lots
Average lot sizes are ½ acre and are available in phases 1, 3, 5 and 7 and total approximately 154 available lots.
Estate Lots
Average lot sizes equal over 1 acre and are available in phases 2 and 6 and total 38 available lots.
